What Newport Beach does to a window

Newport Beach is a harbor town, and salt water gets at the glass from more directions than anywhere else in the county. The oceanfront homes on the Balboa Peninsula, along Ocean Boulevard in Corona del Mar and down in the Crystal Cove and Cameo Shores bluffs take the surf spray directly, and the salt dries on the west glass as a white haze in two or three weeks. Inside the harbor, Balboa Island, Lido Isle, Linda Isle, Harbor Island and the Dover Shores waterfront have the bay at the back door, and the bayfront glass fogs with salt mist on every afternoon breeze and picks up a fine grime from the boat traffic in the channels.

Up the hill in Newport Coast it is the view glass and the water. Pelican Hill, Pelican Crest, Crystal Cove and the Newport Ridge communities are built with walls of windows facing the ocean, and the marine layer that sits on the coast most mornings from May through July leaves a damp salt film on all of it that shows the moment the sun comes in low off the water. The lots are irrigated every morning on very hard water, the overspray from the yards and from the Pelican Hill fairways leaves mineral spots along the lower panes, and in Big Canyon and the Back Bay streets the course irrigation does the same. The fall Santa Anas add a layer of brown dust to everything.

Oceanfront and bayfront homes on the Peninsula, in Corona del Mar, on Balboa Island and Lido Isle and along the Crystal Cove bluffs do best every month or two, with quarterly the rest of the year and the inside glass done once a year. Homes up the hill in Newport Coast, Big Canyon and Dover Shores are fine on a quarterly plan with a visit after the Santa Anas. Newport houses run to frameless glass railings, three stories of windows stepping down a bluff and great-room glass over the harbor, and we clean them with water-fed poles from the ground, the deck or the dock. We know the gate procedures at Pelican Hill, Pelican Crest, Crystal Cove, Big Canyon and Linda Isle, and send a text the morning of each visit.

Newport Beach window cleaning questions

How much does window cleaning cost in Newport Beach?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.

How often should windows be cleaned in Newport Beach?

Oceanfront and bayfront homes on the Balboa Peninsula, in Corona del Mar, on Balboa Island and Lido Isle and along the Crystal Cove bluffs pick up salt within weeks and do best every month or two. Homes in Newport Coast, Big Canyon and Dover Shores are fine on a quarterly plan with a visit after the fall Santa Anas. Most people have the inside glass done once a year.

Do you work inside Pelican Hill, Crystal Cove and the other gated communities?

Yes. We are set up for the gate procedures at Pelican Hill, Pelican Crest, Pelican Point, Crystal Cove, Big Canyon, Linda Isle and the gated Newport Coast and Newport Ridge communities, and work each one on a regular day. Add us to your gate list or give us the procedure when you book, and we send a text the morning of each visit.

Can you clean the bayfront glass and the dock-side sliders?

Yes. Most Balboa Island, Lido Isle and Dover Shores homes have a wall of glass and a set of sliders facing the water, and the salt and boat grime build up there faster than anywhere else on the house. We clean the glass with water-fed poles from the patio or the dock, both sides of the glass railings, and clear the slider tracks so they stop grinding on sand and salt.
