Window cleaning in Yorba Linda and Anaheim Hills
The best window cleaning you’ve ever had, or it’s free.
Yorba Linda, Anaheim Hills and the Tustin hills sit right where the Santa Anas come out of the canyon, and the glass gets dust in the fall, sprinkler spots all summer and smoke in bad years. We keep it clear on both sides on a set neighborhood day.

What Yorba Linda and Anaheim Hills do to a window
The hills along the Santa Ana River are the far side of the county from the beach, and the salt mostly drops off before it gets here. What takes its place is the wind. Santa Ana Canyon is the gap the Santa Anas blow through, and in the fall they come out of it over Yorba Linda and Anaheim Hills at full strength, with a brown dust off Chino Hills and the river bottom that coats every window in Kerrigan Ranch, Bryant Ranch, Vista del Verde and the Anaheim Hills Golf Course neighborhoods in an afternoon. Wildfire smoke rides the same wind in bad years and leaves a greasy film on the glass that water alone will not move.
The rest of the year it is water and trees. These are big lots, horse properties in Yorba Linda and Peralta Hills, and estate streets in Villa Park, Lemon Heights and Cowan Heights, nearly all of them irrigated every morning on very hard water. The sprinklers that hit the same lower panes leave mineral spots that frost the bottom of the glass by the end of summer, and the fairway homes at East Lake Village, Yorba Linda Country Club and the Anaheim Hills course get the overspray as well. The eucalyptus windrows and the old citrus and avocado groves in Villa Park and North Tustin drop leaves, bark and pollen onto glass and into gutters all year, and the dry-season dust off the trails and the open hills settles on the view windows between visits.
A quarterly plan suits most Yorba Linda, Anaheim Hills, Villa Park and North Tustin homes, with the inside glass done once a year, and nearly every customer adds a visit right after the Santa Anas. Fairway homes at East Lake Village and the Anaheim Hills course and the larger properties on irrigation in Peralta Hills and Cowan Heights often go to every two months through the summer. These houses run to two-story foyer glass, view windows over the canyon and clerestories, and we clean them with water-fed poles and ladders where needed. We know the gate procedures at Kerrigan Ranch, Vista del Verde, the Anaheim Hills gated communities and Peralta Hills, work each neighborhood on its own day, and send a text the morning of each visit.

Yorba Linda and Anaheim Hills window cleaning questions
How much does window cleaning cost in Yorba Linda and Anaheim Hills?
First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in Yorba Linda and Anaheim Hills?
Quarterly keeps the dust, sprinkler spots and grove debris under control for most homes in Yorba Linda, Anaheim Hills, Villa Park and North Tustin, with a visit timed for right after the fall Santa Anas. Fairway homes at East Lake Village and the Anaheim Hills course and irrigated estates in Peralta Hills and Cowan Heights often go to every two months through the summer. Most people have the inside glass done once a year.
Can you get the Santa Ana dust and smoke film off without scratching the glass?
Yes, and it matters here more than anywhere else in the county. Santa Ana dust is gritty, and wiping it dry is how glass gets scratched. We wet the glass first, wash it with a soft brush or strip washer, then squeegee, so the grit floats off instead of dragging across the pane. Smoke film needs the same wash with more soap, and tracks and screens get the same treatment.
Do you work inside Kerrigan Ranch, Vista del Verde and the gated Anaheim Hills communities?
Yes. We are set up for the gate procedures at Kerrigan Ranch, Vista del Verde, Peralta Hills and the gated communities off Weir Canyon Road and Nohl Ranch Road, and work each one on a regular day. Add us to your gate list or give us the procedure when you book, and we send a text the morning of each visit so you know when we are coming.
