Window cleaning in Orange County

The best window cleaning you’ve ever had, or it’s free.

Orange County runs from the Pacific to the Santa Ana Mountains, and Irvine sits in the middle of it with sprinklers on every lot and salt air on every morning the marine layer comes in. We keep the glass clear on both sides on a set neighborhood day.

What Orange County does to a window

Orange County is forty miles of coast backed by a flat plain and then the foothills, and the weather works the glass from both ends. The marine layer rolls in off the Pacific most nights from May through July and reaches well past Irvine before it burns off, leaving a damp salt film on windows from the coast to the 55 freeway. In the fall the Santa Anas come the other way, down through Santa Ana Canyon and across the county at forty miles an hour, with a brown dust that settles on every window in Irvine, Tustin, Orange and Costa Mesa in an afternoon. The light rains from December to March streak both rather than wash them off.

Irvine is the center of it, and it is a planned city of villages, nearly all of them behind gates or HOA rules, with irrigation running every morning on very hard water. The sprinklers that hit the same lower panes in Woodbridge, Northwood, University Park and Westpark leave a line of mineral spots that frosts the bottom of the glass over a summer. The newer hillside villages, Shady Canyon, Turtle Rock, Quail Hill and Orchard Hills, are built for the view, with two-story great-room glass and walls of windows over the canyons, and the dry-season dust from the open space behind them settles on that glass between visits. The eucalyptus windrows the old ranch planted still line many of the streets and fill the gutters all year.

A quarterly plan suits most Orange County homes, with the inside glass done once a year, and most customers in Irvine add a visit after the Santa Anas. Homes on the lakes in Woodbridge and on the fairways at Shady Canyon, Turtle Rock and the Rancho San Joaquin course often go to every two months through the irrigation season to keep the spots from setting. We know the gate procedures at Shady Canyon, Turtle Rock, Orchard Hills and the gated villages across Irvine, work each village on its own day, do the whole street in one pass, and send a text the morning of each visit so nobody has to wait at home.

Orange County window cleaning questions

How much does window cleaning cost in Orange County?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.

How often should windows be cleaned in Orange County?

Quarterly keeps the salt film, sprinkler spots and Santa Ana dust under control for most homes in Irvine and central Orange County, with a visit timed for right after the fall winds. Lakefront homes in Woodbridge and fairway homes in Shady Canyon and Turtle Rock often go to every two months through the irrigation season. Most people have the inside glass done once a year.

Do you work inside Shady Canyon, Turtle Rock and the gated Irvine villages?

Yes. Most of Irvine is gated or under HOA rules, and we are set up for the gate procedures at Shady Canyon, Turtle Rock, Orchard Hills, Northwood Pointe and the others. Add us to your gate list or give us the procedure when you book, and we send a text the morning of each visit so you know when we are coming.

Can you get the hard water spots off the glass?

In most cases, yes. Orange County water is very hard, and sprinklers that hit the same lower panes every morning leave mineral spots that a regular clean will not take off. Point them out on the quote form and we will assess them on the first visit and tell you what a dedicated treatment will remove. Adjusting the sprinkler heads away from the glass keeps them from coming back.
